McKinlay Shire is the gateway to the Gulf of Carpentaria. The shire spans some 41,000 square kilometres and embraces the townships of Julia Creek and Nelia on the Flinders Highway, and McKinlay and Kynuna on the Matilda Highway. Julia Creek is the main town, and is located approximately 650 kilometres west of Townsville and 225 kilometres east of Mount Isa.
The sites are located at Lot 3 on SP343170,79 Coyne Street for the 3-bedroom house and at Lot 17 on EN35 Church Lane for the -2 x 2-bedroom units. Refer to Request for Tender Part B – Specification Appendix B – Design & Construct Parameters and Appendix C Site Plans.
The “Turnkey home” project requires fencing, driveways, and landscaping. The project has a site area that is accessible and ready for construction with an approved design.

In order to visit the Site, Tenderers (You) must report to Council’s Administration reception area and register your company name, attendee(s) name(s) and job title(s).
A Council officer will be available on the day to accompany you to the Sites.

Clause 5.5. Tenderer Information Session/Site Visit
A Tenderer Information Session and Site Visit will be held on the 3rd of February.
It is not compulsory for Tenderers to attend the site. However, it is recommended.
In order to visit the Site, Tenderers must report to Council’s Administration Centre by 8:30 am located at 29 Burke St, Julia Creek QLD 4823 and register your company name, attendee(s) name(s) and job title(s).

The request for tender document schedule 3 Financial Capacity asks for last three financial years of trading but notes 2019-2022.
Is it the case that these are the years you are requesting or has the form simply not been updated and you would like the most recent 3 years?

Hi,
Please note that a Financial Report for the last 3 financial years will be from Financial Year ending 2022, 2023 and 2024. If you have been in business for more than 3 or more years, If you started business this year then you will not have one, a letter from your Accountant declaring your financial capability will suffice.

1. It is specified for the main bathroom to be PWD accessible however in the bathroom spec it refers to a back to wall toilet suit with soft close seat – does this need to be fully compliant with AS1428.1 – i.e. blue single flap seat, back rest and grab rails – raised flushing buttons etc?
2. The same applies to the vanity – for this to comply with AS1428.1 it is not possible to include drawers below the vanity top.
3. The shower is noted as requiring a glass fixed glass screen however this generally doesn’t either work with circulation spaces in a AS1428.1 compliant bathroom as the whole floor is graded to the shower waste and a screen impedes the flow of water.
Please confirm your preferences on the above items.
4. In the 3 bedroom home, the PWD bathroom needs direct access from Bedroom 2 - can you please confirm if this also needs a second access into the bathroom as this will create issues with wheelchair circulation space etc. if a second access is required, does this also need to be AS1428.1 compliant or only the access from Bedroom 2?
